The ASSISTANT MANAGER is to assist the manager in effectively managing the assigned propertyIn the manager's absence, the ASSISTANT MANAGER will assume all responsibilities associated with accomplishing property objectives as set forth by the property supervisor and the property ownerIn addition, the ASSISTANT MANAGER is directly responsible for maintaining daily, weekly, and monthly reports including accurate reporting of rents and deposits received.DUTIES AND RESPONSIBILITIES Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.INCOME COLLECTION o Maintains accurate resident recordsUpdates on a daily basis all rents, deposits and application fees received by residents and applicantsIssue appropriate notices when necessary (e.g., late payments, eviction notices, returned check memos)o Deposits all monies prior to bank close each day.RESIDENT RELATIONS o Maintains positive customer relations attitudeo Physically inspects property when on grounds, picks up litter and reports any service needs to maintenance staffWill also inspect move-ins, move-outs and vacancies when requestedo Delegates inspection or inspects with residents all move-in/move-outs.MARKETING o Must be knowledgeable of all phases of leasing and resident retentiono Works with lease renewals each montho Greets prospective clients, shows property and performs leasing duties as neededo Answers and handles incoming phone calls from prospective new residents, current residents, vendor/suppliers, etco Maintains awareness of local market conditions and trendsContributes ideas to manager for marketing property and improving resident satisfactiono Conducts outreach marketing weekly or as assigned by Manager.ADMINISTRATIVE o Updates required reports concerning move-out notices, activity, etc., on a daily basis and provides information to the managero Organizes and files all applicable reports, leases and paperworko Process move-ins and move-outso Process all security deposit move-out reportso Accepts service requests from residents and routes to maintenance for prompt processingo Conducts service follow-up with resident when work is completed.TRAINING o Complete all Grace Hill courses by the required deadlinesCommissions and bonuses will not be paid for anyone with past due Grace Hill courses.GENERAL o Performs any additional duties assigned by manager or property supervisor.QUALIFICATIONS Position requires at least 2 years experience in property managementMust have experience and be able to work in OneSite, BlueMoon, Excel and Word. Must have basic computer knowledgeWork Hours:
