Responsibilities
The Lease Accountant reports to the Corporate Accounting Manager, and is responsible for the administration of and accounting for the Company's 400
leases. This position works closely with our Real Estate team and our primary lessors to ensure that all lease documents (including renewals) are completed and submitted in a timely manner. The Lease Accountant is also responsible for determination of whether the lease is a capital or operating lease, along with responsibility for the balance sheet and income statement presentation of the Company's leases. This position will play a key role in the implementation of the new lease accounting guidance. Job Responsibilities and Duties
Essential Job Functions: Facilitate the execution and return of all leases and lease-related documents to the Company's leasing partners Primary responsibility is to assist in the interpretation, documentation, and accounting for leases, amendments, extensions, renewals and terminations Prepare lease test documentation of all new leases to determine whether lease is operating or capital Prepare and maintain straight-line rent schedules for all ground, facility, IT, and medical equipment leases in accordance with ASC 840 Prepare month end, quarterly, and year-end journal entries and account reconciliations related to capital and operating leases Assist with analyzing financial statements on a monthly basis and report on variances Assist with the preparation of the leases portion of the five-year commitment table for financial reporting purposes Assist in Sarbanes-Oxley compliance initiatives Maintain electronic and physical lease documents Other projects/duties as assigned Attendance requirements are based on your current role and status of position (FT, PT or PRN). Qualifications
Education and
Experience:
Bachelor's degree or higher in Accounting 3
years accounting experience CPA or active CPA candidate preferred Experience documenting and accounting for capital and operating leases, including the calculation of deferred lease assets and liabilities required Strong understanding of a multi-entity environment Experience in the healthcare industry preferred Ability to meet assigned deadlines Ability to act and operate independently with minimal daily direction from manager to accomplish objectives Proficiency with e-mail and Microsoft Office applications Advanced Excel proficiency required Ability to work cooperatively and collaboratively with all levels of employees, management, and external agencies to maximize performance, problem solving, and results
